-A Spacious 1-story single-family home with an attached garage. Vaulted ceilings & open floor plan make the space feel larger. Both bedrooms are oversized.
-The living room features a leather sectional with additional lounge chairs and a 65" smart TV. All TVs include streaming services; Netflix, Disney+, and Hulu (additional Apps are available with your own login info). There are a lot of games, puzzles, and books provided as well. The large ceiling fan is great for keeping it cool in the warmer months.
-Fully stocked kitchen with range/oven, microwave, coffee maker, dishwasher, and plenty of cooking necessities.
-The master suite has a memory foam king bed (so comfy!), ceiling fan, a large walk-in closet, wall mounted 42" smart TV, and large tub shower combo in the en-suite bathroom.
-The 2nd bedroom has full over full bunk beds, another memory foam king bed, ceiling fan, & a nice sized closet. Space heaters and fans are also provided in each room to accommodate different sleeping preferences.
-Beach chairs, beach towels, beach umbrella, cooler w/ice packs, & other amenities are provided.
-Sleds and snowshoes available for rent.

CLEANLINESS EXPECTATIONS:
We understand you're on vacation & don't expect you to deep clean the home. We just ask for your help in picking up after yourselves & placing trash in the bear box to ensure it gets emptied on trash day (it overfills the bear box otherwise & waste management won’t take the trash). The cleaning fee goes 100% to a local cleaner for turnover (changing beds, towels/linens, mopping, sanitizing, & light pick up). Because of the remote location and cost of living, the cleaning fee might seem high compared to other markets but this is out of our control. This fee isn’t intended to cover a whole home deep cleaning of dirty dishes, putting furniture back in place, & picking up trash all over the house. Thank’s for your understanding & cooperation.

Guest Access:
Attached garage with room for 1 mid-sized vehicle (can fit vehicle up to 105" wide by 200" deep). Driveway can fit larger vehicles.
Other things to note:
Incline Village is located in the Sierra Mountain Range of Nevada and the area gets extreme weather. Always check weather reports and make sure you have AWD/4WD or carry chains during Fall & Winter months. Even if the highways are clear the snow sticks longer where we're located so please be prepared so that you can enjoy your stay. A snow shovel is located in the garage if needed.
There is no A/C, which is typical for the area. There are ceiling fans in each room. With leaving open windows it's almost always sufficient to keep it comfortable during warmer months.
Walk to the Championship Golf Course and restaurant which is just down the road. Great lower elevation location means less snow and closer to all the amenities of Incline Village.
