Welcome to Wooded bliss, your upscale vacation mountain house with beautiful Cacapon River access, surrounded by the woods, onsite outdoor firepit, and more! Inside you'll find 3 bd, 3 full bth, & an open concept living space with spectacular views from every room. Out on the large deck you'll find a private hot tub, grill and plenty of seating along with the firepit. This property also features a community park area with access to the river, picnic tables & grills. A must stay, getaway!
*As part of our effort to help you relax and enjoy your stay, accidental damage protection is part of your booking. The cost of this protection has been included in your fees and covers you for accidental damages during your stay.
*For Airbnb bookings will reflect this fee under the "Linen/Cleaning Fee" as there isn't a category line for the protection fee.
* Due to food and safety concerns, we do not provide amenities related to food including salt, pepper, sugar, and spices.

*THIS IS A SELF-CATERING PROPERTY. We only provide welcome amenities FIRST USE ONLY. You may provide your own supplies for the rest of your stay.

– HOUSEKEEPING:
There is no daily housekeeping service provided in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by our check-in supervisor to ensure all cleaning and sanitizing protocols were applied. Clean sheets and towels will be available in the unit. We provide 1 bath towel and wash cloth per guest, 1 bed sheet and comforter per bed. There is a washer and dryer on-site.
Please be aware there is no street parking. This is a matter of public safety and Fire Code. Please Park in your driveway or at the extra parking spaces by the rec area of the community. Vehicles parked in the roadways may be towed and will be at the owner’s expense.

*ADDITIONAL CHARGES: (please read the rental agreement in full to see all details)
- $90 - each clogged toilet.
- $500 - smoking inside and/or smoking debris left outside for cleanup.
- $100 - each moved furniture.
- $350 - frozen/locked HVAC unit (caused when the thermostat is lower than
68°F in the summer months and higher than 75°F).
-$200 - Trash issues.
-$250 - Hot Tub issues caused by guests
- If necessary, additional cleaning/trash issues will be charged.
•TO AVOID ANY ADDITIONAL CHARGES, WE ASK THAT OUR HOME BE LEFT IN SAME CONDITION AS WHEN YOU ARRIVED.

FAQ:
- When is trash picked up?
Trash Collection happens on Tuesdays after 6:00am.
*Trash policy- Guest(s) will bag and properly dispose of all their trash including recycling items.
All trash/recycling items must be bagged in appropriate (13-gallon bags or larger) trash bags and placed in proper outdoor locations prior to departure. The local trash company will not haul away loose left items, small bags, pet bags, or grocery bags.
Failure to properly bag (kitchen size bags or larger only) and/or remove all garbage/recyclables from the cabin will result in additional charges not less than $200.00 for bagging and additional haul off.
The trash bin is located at the end of the driveway. Trash bin must have lid shut and secured after each use to ensure animal damage/destruction doesn’t occur.

- Can I send mail to the property?
USPS does not provide service in the community. UPS and FedEx may be able to deliver to your home (be sure to provide accurate address information). Note, Mountainside Getaways is not responsible for lost or undelivered packages.

- What are the community quiet hours? Are there any additional fees to use the amenities?
Quiet Hours are 11:00pm-8:00am. Community amenities are included in your stay. Please note that the community hot tub and pool are seasonal and only open Memorial Day-Labor Day. In the event of weather or maintenance needs, please note there will be no refunds given due for the community amenities since they are free for guests.

- When will I receive my check in instructions? What is the check in process?
A confirmation email will be sent 1-5 days prior to arrival. A door code/lockbox code will be included along with detailed driving directions as GPS isn’t always reliable in our area. *Please note if the rental agreement and arrival information form are not submitted to our company, we will be unable to send the check in instructions until both forms are completed and returned to our company.

- How many cars can I park?
You can park up to 5 cars on the driveway and additional cars at the community rec-area.

Wooded Bliss New Year
We planned a short family getaway here and really enjoyed it. Loved the isolation and views. The cabin was perfect for hosting 3 families and our dog also loved the wide open freedom on this wooded hillside. Cabin was well equiped with household items and clean. Only drawback would be the downstairs bedroom only had a door at the top of the stairs and not at the actual entry to the bedroom. Understood that bedroom is the only room downstairs, but the very dark stairs required turning on lights and that would bothered anyone still sleeping. Still was only a minor inconvenience and will still very much consider renting here again.

Quiet and relaxing
We had a wonderful stay at Wooded Bliss. The hot tub was very relaxing and the deck was huge. We really appreciated that the property was dog friendly. Check-in and check-out were very easy.

Nice House and Location, Poor Management
Pros: The house itself was nice and cozy. The beds were comfortable and the hot tub and grill worked well. The view and ambiance were just what we were looking for. Cons: -The property managers let me know before we arrived that we would not be able to contact them at all during our stay unless there was a "true emergency" or if we wanted to extend our stay. -The wifi only worked well enough to check email. Plan on being off the grid other than that as there is also no cell service. -The listing mentions a community pool but there wasn't any information on where to find it. We drove around for a while but didn't see it. -The bathroom water smells like sulfur. -We were told while on our way to the cabin that there was a significant hornet and wasp issue. I understand that is out of their control but we didn't have time to adjust plans. It also would have been nice to have some hornet spray at the house. -It's BYO dishwasher soap if you're staying for more than 2 days, which doesn't make a lot of sense for traveling.

Quiet Wooded Weekend with a lot of work
Pros: The house was clean, large, and remote. We had a quiet weekend relaxing in nature. The hot tub was great, beds were very comfortable, and the kitchen was stocked. Cons: -This property is run through a management company and there was dozens of hoops to jump through to rent the property - background checks, several contracts to sign, etc. Not necessarily a bad thing, more of a heads up - it was just a lot of work to make sure the place was rented. -Also - the check-in process was not easy. There are two gates into the property and only one of them has a key. There is absolutely no service in the area so when we drove up to one and there was no key - we had to drive into town to call the emergency line to be told in a condescending manner that "we told you GPS is unreliable; you're at the wrong gate". It was late and dark and even once we got through the correct gate, we missed the house at first since it's not well marked in the dark. -Finally, the wifi is very weak. We were not able to take Zoom calls and had to drive into town to sit at the coffee shop. No call service for hotspots either. All in all, I'd stay here again now I know, but would be unsure suggesting to others if they didn't have all the information. Side note to the owners - it would be great to have side tables and lamps. Side tables or a coffee table near the couch, and it would be nice to not always have to have the overhead lights on - especially in the bedrooms.
