It may sound funny, but it is disgusting, especially if a child or elderly person or if someone in your family get bit!

Excellent base yet again
Loved staying in this villa in 2017 however we adored staying there these last 2 weeks.
The few small home improvements that have been done, like the flooring and the decorating have really made this house a home.
We had a very small issue with the aircon and 1 call to property management and it was sorted whilst we were out.
The villa has everything you could need and more and is an excellent base to explore Orlando and beyond from.
We will be back (as soon as weve saved)

Ps. 1 tiny thing is you could do with a mat on the inside of patio doors as fall is slippy when it gets wet.
Vacationing on a Budget
This villa was priced right for a family of 9. Compared to other villas that we have stayed at it's not as clean and furniture was a bit old. The dryer was not connected to the wall. There were no pool toys. The information book was generic for many villas so some information was not pertinent. The gas grill was falling apart. I tried to contact the management company a couple of times with no reply. We were asked not to touch the thermostat and were quite cold a few nights there. There were no essentials that typically are in rent-able villas... like toilet paper, hand soap, paper towels. We love the Cumbrian Lakes neighborhood. It's gated and feels safe. We would stay there again if the rates remained low.
I contacted my property manager who has been with me for a decade and this is her response.
Good afternoon I am not aware these guests contacted us during their stay? We would not say to a guest not to touch the thermostat as heat/cold is objective, all the arrivals have a toilet roll, soap, dishwasher tablet, a couple kitchen bags and waste bin liners.
As you are aware the bbq has to be hauled away and is right down the side of the property out of sight. It doesn't even have a gas tank.
Of course I'm inclined to believe my Property Manager but everything she says makes perfect sense. Having said that the guest with all due respect is not necessarily always right.

Thought to rent a house instead of a hotel just to give us more room. The place is in a great location. The house overall is in good shape, could use a couple minor fixes. Kevin the owner is very good to deal with, he responds fast to emails. If I go to Florida next year I will rent from him again (if it’s open). Thank you again Kevin for renting to me.
She was a wonderful, very personable guest. We talked about our shared passion in older cars and it was exciting I must admit:)! I tried my best to facilitate her concerns to my property manager. For example the cable box in the master bedroom wasn't showing the channels. That is out of my control, I'm on the other side of the continent closer to the north pole than Florida actually. The property manager was on her way to 'fiddle' with the buttons on the TV when the guests said don't worry about it we're going out for the day.
This was a last minute booking and the cleaners did their best because the previous guests trashed the house. I am thinking of even pressing charges. In as much the property manager took pictures and videos of the state the houses was left in.
Anyway we are hoping to find a reputable contractor and an opening to do a major overhaul of the flooring and painting of the villa sometime this spring!

Messy with potential
The house has a good location, is very spacious and has potential to be an amazing vocation home ( in the future)...
At the moment the house needs a really, really good deep cleaning, that one that you move everything to clean.
As soon as we arrive we washed all the linens, and even doing that we saw a couple bugs at night. We also washed the garage floor and clean it was filthy, even doing that we did not let the kids play in the garage.
The biggest disappointment was on our 3rd day the power was cut off for non payment... , so someone from the power compay stopped at the house in the morning and gave 1 hr to pay the bill, I call them and text them (owner and manage team) and they told me that was a address mistake, a couple hours after that the power was cut off. I went crazy, I was going to have a family birthday on that day, after many messages and phone calls the bill was paid and the power connected but all that stress stayed. When the power returned the modem burned and we decided to by ourselves a new one.
I rented a lot of houses before but I have never seen something like this, very unprofessional, dirty and messy. But again the house itself has potential if people start taking this vocation rental seriously.
For myself was a very stressful vocation.
Our stay was awesome! Other than the Florida daily rain, our vacation was good. The home was perfect. Just needs some attention to the pool with cleaning of the bugs.
Nice Home, Small Improvements Needed
The home was nice, all amenities worked as expected. Communication with Sabrina and Kevin was consistent, and we did not encounter issues upon check-in. However, as others have stated, the house could use a deep cleanse and disinfecting between visitors. Two of our children encountered reactions to bacterial infection while in the home, possibly due to bacteria that may have been residing there (according to our medical providers). Minor improvements that require immediate attention are the walls, and a plumbing issue with the bathtub in the Queen bedroom near the entrance. The bathtub fills with water while the shower is running (we ensured the stopper was not engaged each time for verification). Property management needs to have the housekeeping company to thoroughly clean everything. The linen and towels had sour odors to them upon arrival. They smelled as if they had been damp for a long period of time prior to drying. We washed all of our linen and towels before we could use them. The vacuum was VERY old and smelled. Master Bathroom: the anti-slip stickers in the standing shower were disgusting to say the least. A simple clean or removal could fix this issue. All rooms: The vents and ceiling fans needed to be dusted. Kitchen: The ramp lighting had three bulbs that were blown. The home has friendly notes everywhere asking for “courtesy cleaning of linen”, but more communication should be provided to the cleaning company to clean immediately prior to guests before arrival. Homeowners may want to consider informing houseguests that they should leave all beds stripped of their linen to ensure the linen is cleaned. It would also be nice if the property could actually PROVIDE a starting amount of washing powder and cleaning products for the dishwasher and sink if you are going to ask houseguests to assist in cleanliness.
Overall, we had a decent experience, but minimum maintenance is UTMOST important to maintaining property.
AS A MATTER OF FACT ONE IN THREE CANADIANS PREFER AND CHOOSE TO STAY IN A VACATION HOME FOR THEIR HOLIDAYS. AVOID THE LINE-UPS AND CROWDS THIS TIME, YOUR TIME FOR RELAXATION. MOREOVER IT WOULD BE CHEAPER TO STAY IN A VILLA THAN A CROWDED HOTEL. ON TOP OF THAT YOUR VERY OWN POOL AND BBQ!
